TERMS AND CONDITIONS

Reservation Conditions
Reservations are subject to accommodation availability and payment confirmation.

To confirm the reservation, the guest must make the respective payment, as required for each accommodation.

The booking rates or other fees are those listed on each accommodation’s page at the time of reservation.

All prices include VAT at the legal rate in force.

Payment Methods
Payments may be made by American Express, Visa, or MasterCard credit card.

Guests are also subject to specific rules available for each accommodation.

Pre Check-in
Once the reservation is completed, the reservation holder will receive an email and/or SMS from A TAMANQUINHAconfirming the booking and providing important information about the accommodation and additional services.

Guests will be invited to complete a Guest Registration Form, which is essential for preparing the stay.

The form will request the expected arrival time, the total number of guests – to ensure the correct amount of bedding and towels – as well as mandatory information for immigration authorities.

Guests must state the exact number of people on the Registration Form. The number of guests specified in the booking cannot exceed the number staying in the property. If it does, A TAMANQUINHA reserves the right to ask guests to leave without any compensation or refund.

A TAMANQUINHA assumes no responsibility for incomplete or incorrect completion of the Registration Form.

Any attempt to alter or falsify the original information will invalidate the form and may result in cancellation of the reservation.

Cancellation Policy
After booking confirmation, the following fees apply in the event of cancellation:

a) The guest will pay 50% of the total reservation amount if cancelled up to 30 days before check-in.
b) The guest will pay 100% of the total reservation amount if cancelled less than 30 days before the check-in date.

In case of overbooking of the reserved property, the guest expressly acknowledges and agrees that A TAMANQUINHAmay relocate the reservation to a property of the same category (ensuring equal or higher quality), at no additional cost, and without any right to compensation.

Stay Conditions
The reservation holder must be at least 18 years old and remain in the accommodation for the entire stay. Guests under 18 can only stay if accompanied by an adult who holds the reservation.

The reservation holder must provide a valid address, phone number, and email.

Pets are not allowed. A TAMANQUINHA reserves the right to remove guests without refund if a pet is found.

Smoking is not allowed inside the accommodation.

According to applicable law, foreign nationals staying must be reported to the Immigration and Border Services (SEF). All foreign guests must provide their identification details by the check-in date via the Guest Registration Form.

Guests must report any damage to the accommodation, contents, equipment, or accessories, even if considered normal wear and tear. Failure to report may result in liability for the damage.

Check-in and Check-out
At check-in, ID will be requested from the reservation holder and all foreign guests.

Unless otherwise agreed, check-in takes place between 15:00 and 22:00. If not possible, a €30 fee will be charged at check-in.

Check-out must be completed by 11:00. Guests should communicate their desired check-out time. If no staff is present, guests should leave the keys on the table and close the door (do not leave the keys in the lock).

If the guest refuses to leave, A TAMANQUINHA may remove belongings, change the locks, and take necessary actions at the guest’s expense.

Changes to check-in/out times must be confirmed. Delays without prior notice may result in one night being charged from the security deposit.

Only ONE set of keys is provided. Lost key or lock-out fees:

  • Lost keys: €30

  • Emergency visit between 09:00 and 18:00: €10

  • Emergency visit between 18:00 and 09:00: €25

  • Locksmith: full cost at guest's expense.

A TAMANQUINHA is not responsible for items left behind. They may be returned upon request, with return shipping costs paid by the guest.

Cleaning, Bedding, and Towels
The property will be cleaned before guest arrival. A basic set of towels, bed linen, and hygiene items is included.

Guests must keep the accommodation tidy and dispose of garbage in the public bins provided.

Equipment and Furnishings
In case of malfunctions or questions regarding use of any equipment, guests must contact A TAMANQUINHA.

No modifications to the property or removal of furniture or items is allowed.

Maintenance and Special Requests
Any issues must be reported by email or phone. Resolution may take up to 72 hours or more if third-party services are involved.

A TAMANQUINHA may access the accommodation for repairs, inspections, or emergencies, while respecting guest privacy.

Cribs and extra beds are available upon request, subject to availability.

Noise, Illegal Activities, and Safety
Quiet hours: 22:00 to 08:00. Guests must avoid disturbing neighbors.

Reservations for illegal activities are not allowed.

The reservation holder is responsible for the group’s behavior. It is forbidden to disclose the address or owner's identity.

Guests are responsible for their own safety. They must turn off gas, lights, air conditioning, and close windows when leaving the property.

Liability
A TAMANQUINHA is only responsible for issues inside the accommodation.

It is not liable for noise, construction, neighbors, outages, theft, personal injury, or crimes.

Incidents must be reported to the police and to A TAMANQUINHA.

It is not responsible for third-party errors, supplier delays, or external links.

Misconduct or violation of these terms may result in eviction without refund.

Governing Law and Force Majeure
This agreement is between the guest and A TAMANQUINHA, authorized to rent the property. It grants temporary use rights only, not exclusive possession.

If the accommodation becomes unavailable due to uncontrollable circumstances (e.g., gas or water leaks), A TAMANQUINHA will attempt to rehouse the guest. If the guest refuses, they will be refunded (excluding used nights).

A TAMANQUINHA is not liable for stolen items or additional costs due to cancellations from force majeure.

Amendments and Jurisdiction
A TAMANQUINHA may update these terms at any time. It is the user’s responsibility to review them before booking.

By using the service, the guest agrees to the terms and any changes made.

These terms are governed by Portuguese law. Portuguese courts have exclusive jurisdiction.
